Yes, you will “fall into” a deal here and there or you might have a friend or family member contact you when they are ready to sell or buy real estate, but you will not survive long under the premise of “SIT and WAIT”.     Top agents that I have spoken to over the years say that working their database in a systematic way yields them about a 10% return on business. For example: If you have a database of 300 people and you communicate with those 300 people in a systematic way each and every month, you should yield a return of 30 people either doing repeat business with you, future business with you or giving you at least one referral on an annual basis.
